Do I need land before choosing a home?+

Not necessarily. If you’re financing the home and land together, the first thing we need to know is your total budget. That budget has to cover three things: the home, the land, and the land improvements. Think of it like a teeter-totter—if more of the budget goes toward the land or site work, less is available for the home. I’ll help you look at all three together so you don’t fall in love with a home or property that throws the rest of the project off balance.

Can the home and land be financed together?+

Some lenders offer land-and-home programs. I’ll help you explore the paths that may fit, but eligibility and structure depend on you, the property, the home, and the lender’s guidelines.

What is included in the advertised home price?+

It varies. Delivery, installation, HVAC, skirting, foundation, permits, taxes, and site work may be separate. I’ll help you ask the right questions and look at the complete project—not just the home price.

How much money do I need down?+

Down payment requirements vary by loan program, credit profile, land equity, home, and project. Prequalification is the best starting point because it gives us a realistic range to work within.

What credit score is required?+

There isn’t one score that works for every program. Lenders look at your credit history, income, debts, down payment, and other factors together. I work with multiple lenders so we can explore realistic options for your situation.

Can you help with septic, utilities, or land improvements?+

Yes. I can help you plan and coordinate the pieces of the project, including septic, utilities, site preparation, and other improvements. Availability, responsibility, pricing, and financing eligibility vary by transaction and location.

What is the difference between manufactured and modular homes?+

Manufactured homes are built to the federal HUD code. Modular homes are built to applicable state and local building codes. I can help you understand what is available and practical for your project.

Why get prequalified before touring?+

Prequalification gives us a realistic total-project range before you spend time comparing homes. It helps us balance the home, land, and improvements from the beginning.

How long does the process take?+

Every project is different. Timing depends on inventory, factory scheduling, financing, land readiness, permits, weather, and installation. I’ll help you understand what comes next and keep the pieces moving.

Can I buy outside New Braunfels?+

Yes. I serve customers and coordinate delivery throughout Texas, subject to transportation routes, permitting, site conditions, manufacturer service areas, and home availability.
