That budget has to cover three things: the home, the land, and the land improvements. Think of it like a teeter-totter—if more of the budget goes toward the land or site work, less is available for the home. I’ll help you look at all three together so you don’t fall in love with a home or property that throws the rest of the project off balance.
Some lenders offer land-and-home programs. I’ll help you explore the paths that may fit, but eligibility and structure depend on you, the property, the home, and the lender’s guidelines.
It varies. Delivery, installation, HVAC, skirting, foundation, permits, taxes, and site work may be separate. I’ll help you ask the right questions and look at the complete project—not just the home price.
Down payment requirements vary by loan program, credit profile, land equity, home, and project. Prequalification is the best starting point because it gives us a realistic range to work within.
